What Questions Should I Ask Before Touring a House in Baguio? An Owner's Honest Checklist

Most people compare Baguio listings on price and photos, then get surprised by parking, hidden fees, or a host who goes quiet after the down payment. I run Vos Villa in Camp 7, and this is the list of questions I wish every guest asked before booking, whether it's my place or someone else's.

I run Vos Villa, a whole private house in Camp 7, Baguio, and I get a lot of first-time messages from people who don't know what to ask. That's fair. Most people book a house maybe once or twice a year, and Baguio has a lot of listings, some run by real hosts, some just photos and a phone number. So this is the list I'd give a friend before they message any host, mine included. Ask these questions and you'll know within a few replies whether you're booking somewhere good.

1. "How many cars can I park, and is it gated?"

This is the question I wish more people led with. Parking is the one thing that quietly ruins a Baguio trip. The city has gotten strict, tourism brought more traffic, and roadside parking now gets you a ticket, not a warning. Ask exactly how many vehicles the property fits, whether the parking is on the property or somewhere else, and whether it's gated.

At Vos Villa, the parking is gated and fits 3 to 6 cars depending on size. I bring this up first with every inquiry, along with two other basics: how many guests are coming, and how many days they're staying. Those three answers let me tell someone right away if the house actually fits what they need, instead of them finding out at check-in.

Ask about parking before you ask about anything else. In today's Baguio, no parking means a real headache, not a minor inconvenience.

2. "What's included, and are there any hidden charges?"

Ask this directly: are there hidden charges? A host who's transparent will answer in one sentence. At my place, hot water, WiFi, and toiletries are already built into the rate. The only add-on is kitchen use, an extra ₱300, and that's stated upfront, not sprung on you at checkout. What you see in the quote is what you pay. If a host hesitates or gives a vague answer to this question, that's worth noticing.

3. "What's the actual layout, bedrooms, kitchen, outdoor space?"

Ask for the real breakdown: how many bedrooms, whether there's a kitchen, and whether there's a balcony, veranda, or garden to relax in. If you're bringing kids or elders, also ask whether the compound is gated and whether any bedroom is on the ground floor. And if a bonfire matters to your group, ask if there's a bonfire area and whether wood is provided. At Vos Villa there is one, but firewood in Baguio has gotten expensive, so bring your own.

Getting these specifics before you book means the layout matches what your group actually needs, not just what looks good in photos. 4. "How do I know you're a legit host?"

Don't skip this one just because it feels awkward to ask. A good host won't be offended. Ask how long they've been hosting, whether they have another established property, and where you can verify them, Google Business, Facebook, reviews. I'm honest with people about this: Vos Villa is my second branch. My first branch is already an established, top-recommended transient here in Baguio, so even with fewer reviews on the newer property, the reputation behind it is real and checkable.

Here's a tip that's genuinely useful right now: before you send a down payment, search the property name on Google or ask an AI tool like ChatGPT or Google's AI directly, copy and paste the exact business name and ask if it looks legitimate. If there are red flags, an established business name usually surfaces clean information. If there's nothing, or the answers feel off, hold off on the down payment.

5. "How does the booking and down payment actually work?"

Ask for the exact steps before you commit: how much is the down payment, what payment methods are accepted, and what happens right after you pay. At Vos Villa it's simple and I lay it out the same way every time: 30% down payment via GCash or BPI, you send a screenshot of the payment, and your date is booked. Right after that, I send the exact location. If a host can't give you that sequence clearly, that's a red flag worth noting before you send anything.

6. "Does it actually fit our group, or just on paper?"

A listing that says 'fits 15' can mean very different things. Ask for the real numbers: how many actual beds versus extra foam mattresses, how many bathrooms, and whether the common area is big enough for the whole group to sit together. At Vos Villa, that's 3 bedrooms, 5 real beds, and 4 extra foam mattresses, which comfortably covers 10 to 15 pax in a whole private house, not a shared space with other guests. Getting these numbers upfront means no one's surprised sleeping on the floor without warning.

7. "How far is it from the places we actually want to go?"

Photos don't tell you the drive time. Ask directly: how far to the tourist spots, is it walkable to any stores, and how easy is it to catch a jeepney or taxi from there. We're in Camp 7, about 5 minutes below BGH, reachable by taxi or jeep, though having your own car is easier since there's parking on-site.
